Living at Tellanto is as simple as possible. Registration, contracts, payments and requests are all done online and transparent.

Your Answers

Before booking

  • Your room with: bed and bedding, desk with chair, closet with hangers, nightstand, blackout curtains, and a key lock. Please note that some differences might appear depending on the room and property.
  • All the utilities (gas, water, electricity)
  • At least a 100MB internet plan with repeaters to ensure coverage everywhere in the house
  • A social and comfortable living room
  • Nice common areas like patio and/or balcony
  • A laundry machine
  • A fully equipped kitchen with storage and fridge space for everyone
  • Weekly cleaning of the common areas
  • Member support for issues related to housing or your wellbeing in Medellin
  • Tellanto’s social events
  • Towels
  • Bathroom equipment
  • Everything that was not included in the room at the moment of arrival

We have a minimum stay policy of 4 months.

 

The members of Tellanto are mostly between the ages of 20 and 30, are from Western countries or Colombia and are a mix of men and women. Their reason to come to Medellin is to follow an exchange program, do an internship, work at an office nearby or work from home while exploring the country. The houses are located near universities and we often see roommates being in the same class.

 

  • We do not allow the use or possession of any drugs and any involvement in prostitution. This will result in the immediate termination of the rental agreement.
  • Keep the noise down during weekdays and on the weekend after 10pm. Parties or large gatherings are not allowed at any moment. This will result in immediate termination of the rental agreement. You are legally responsible for any complaints from the neighbors or building administration. In case the police show up, you will be held accountable according to Colombian law.
  • You are responsible for keeping your room and the home clean and tidy. That means you clean the dishes after you use them and take out the garbage every week. In case your room is kept in such a bad state that it will damage the furniture or the property, Tellanto has the right to terminate the rental agreement. 
  • You are free to have any visitors during the day or at night. When someone stays for more than 7 days a month, you are required to let us know. The cost of a long-term guest is $100,000 COP per month.
  • Smoking in any area inside or on the balcony/patio is strictly prohibited. There are areas outside the building to smoke.

 

  • Respect the property, the neighbors, and especially your roommates.

Booking and Check-in

  1. Send me your email address, so that I can add you to our booking system, called TenantCloud. This is where your stay is managed, including contracts and payments.
  2. You will receive an email with an invitation link to TenantCloud. By clicking on the link please fill out your contact details and upload a copy of your passport
  3. After that we will send you the contract
  4. You will receive another email with a link where you can sign the contract. The latter is signed online.
  5. The last step would be to proceed with the payment of the deposit, which is equal to one month of rent and is required to validate the booking of the room. Payments can be made on TenantCloud or by direct transfer to our Dutch or Colombian bank account. The deposit will be returned in full after check-out, if no there are no damages or missing items in the room.

In order to pay for your rent or deposit, you have two options:

  • On your tenant management system using debit/credit card (might include extra fee).
  • By direct bank transfer to our Dutch or Colombian account (doesn’t include an extra fee). We do not accept cash in any case.

Deposit: The deposit is due before moving into the room. It is necessary in order to validate the booking. It is equal to one month of rent and will be returned in full after your stay if there are no damages or missing items in the room.

Rent: Rent is due on the 1st of every month and is paid in advance. If the rent has not been received on the 6th of the month, a fee will be charged for late payment. 

The airport in Medellin is located outside the city and is about a 30-minute trip to your new home. There is the option of a cheap bus, or you can take one of the white taxis outside the airport. This should cost around €17,- / $80.000 COP to be paid in cash. There’s an ATM next to the exit of the airport. Uber is illegal in Colombia and will not be an option at the airport.

  • Tellanto will be waiting at the house to welcome you in your new home, show you around and hand over the keys. The room will be ready before your arrival. 
  • Inside the house you will find a red poster with a QR link to the WhatsApp groups of the house and of the Tellanto community.
  • You will find the wifi password in the description of the house’s WhatsApp group on WhatsApp.
  • You will find the house rules at the entrance of your house and other useful information.
  • You will have 24 hours to report any damages or missing items. In case nothing is reported, anything that is missing or damaged that we are not aware of is your responsibility.

  • Leave your room clean and tidy, with nothing damaged or missing.
  • Please schedule a meeting time with Tellanto so that someone can come to inspect the room, get the keys, and thank you for your stay with us.
  • If everything is fine you will get your deposit back within 7 working days. If not, it will be deducted from the deposit.
